New property valuations

[ Top ]

RESIDENTS of Paarl, Wellington, Saron, Gouda and Bainskloof recently received notices on their municipal accounts, of the new provisional valuations of their property.

By law, all property valuations must be adjusted every four years. Property owners have until 23 May to object to the new valuations.

According to a municipal spokesman, property valuations have increased by between 30% and 50%, but this does not mean that property rates will increase by as much.

Currently the residential property levy in Paarl is 1,813 cents in the rand on the erf and 0,728 on the improvements. In Wellington it is 1,2577 cents in the Rand (land and property.

"The Town Council will adjust the property rates to bring all the areas of Drakenstein on par, and the rate (cents in the rand) will decrease. Most property owners should only pay marginally more on their properties from 1 July."

Property owners wishing to object to the provisional valuation of their property, should fill in the prescribed form available from municipal offices, where the valuation roll can also be viewed.

For Paarl property enquiries, phone Peter January (807-4642). For all other areas, phone Gerhard Dippenaar (807-6222).

* Rural properties are also to be valued for taxation purposes. Rural properties need to be included in the municipal tax base in an equitable way, but farm owners will be taxed at a far lower rate than urban property owners.

Clean up for CBD?

[ Top ]

THE Drakenstein Municipality is to adopt a by-law with the purpose to establish improvement districts in certain areas.

This will provide property owners with the option to become directly involved in the management of the areas in which they own property, by funding improved or extended services in addition to those provided by Council.

These additional services will be funded by way of a levy on property rates.

In Cape Town, the establishment of an improvement district in the CBD, funded by property owners, led to improved cleanliness and security which has proved to be a boost for central Cape Town.

The proposed by-law is open for inspection at municipal offices. Comments and/or objections must be lodged with the municipal manager in writing by 16 May.
